Layout plan primarily deals with conditions of having adjoining roads on East & North sides. Commercial activities are placed on the main road i.e. East side. Maximum north light is captured for public spaces within the building. Offices are designed in continuous rows which can be multiplied in modules.
An open street kind of circulation pattern has been designed to link various functional & utility spaces Horizontally & Vertically. Detached staircase & elevator lobby generates interesting views within the building making public circulations like street where accidental visual links & meeting points are fascinating. Natural light & ventilation for public spaces in form of atrium is on prime considerations. Terrace is left open as public space to be shared & utilized by the building occupants.
The building envelop is well protected by using service balconies (meant for air conditioning outdoor units) as rain & sun protector on South & West side. On east side the building is protected by high performance glass facade, whereas North side is covered by clear glass facade for ample amount of natural light to be drawn into the atrium space.
The major part of terrace is covered by space frame to create shading device in order to reduce direct heat gain.
Strategic location of service shafts are meant to achieve flexibility of multiplying office spaces. Podium is fully utilized for 4 wheeler parking where as basement for 2 wheeler parking taking care of natural light & ventilation. Services like electrical transformer, generator set, underground & overhead water tank, service elevator, local air conditioning systems, plumbing & drainage shafts are well integrated with a proper access for maintenance & operations.
Access for physically challenged people is taken care off throughout the building with adequate safety features. Communication design in terms of Signages & Branding is integrated with building design.
