The site is located in one of the busiest and most expensive commercial districts in the world. The district of Burj Khalifa has been conceived as a modern day Champs Elysees as per master developer Emaar guidelines and all buildings need to strictly adhere to the stipulated codes.
The architectural style needed to be based on an Art Deco theme with a lot of emphasis on details, materials, proportions and textures. This has been achieved through the use of pre-cast concrete cladding. Careful planning maximizes the efficiency in a very restricted plot.
An important factor in the planning was the client requirement to have maximum apartments facing the Burj Khalifa. To achieve this, the floor plan is aligned along an axis directed towards the Burj Khalifa. This ensures that almost every apartment has a view of the magnificent Burj Khalifa tower. The building also steps as it rises - thereby creating large terrace apartments. The stepped form culminates in a crown feature thus adhering to development code requirements of a base-body-crown for the tower.
