The site was not only huge but also comprised of dense vegetation. The number of trees native to the site was large enough not to be easily disregarded and hence options were done to fit in the bye-laws and the best was chosen in which minimum trees were cut. To conserve and promote plantations and its benefits, along with architectural development was a communal perspective adopted with a trail blazing spirit.
This was a Mixed use development as a Mall with Multiplex, and Hotel Banquet was proposed on same site. The entry exit points were kept physically separate. With the Hotel and Banquet, along with Restaurant forming part of the design brief, service entries had to be regulated. The entire circulation pattern and priority, the tenant mix & proportions, area distribution and commercials of the project have been optimized and effectively worked out. This can be studied with reference along the presentation. Total of 5.76 lac sq.ft of construction and close to 3.5 lac sq.ft of sellable/leasable space was the final upshot of this conscious exercise.
