Challenge was to generate a program, such that it does not interfere with the trust activities, but generates sufficient funds for the trust, up-front, for the development of engineering / management institute.
Challenge here is not only Master Plan on the funding constituents and locating them in a non interfering manner but also provide wholesomeness in the building character, that is acceptable to all genres and each constituent becomes architecturally integral part of the development. Under special consideration, this plot was offered to the trust, known for its educational contributions in Maharashtra, with a FSI of 4. The trust and the developer shared the site, but the facilities and amenities of individual program brief were different and specific, irrespective of each other. A common garden area, podium level spill out zones and open parking on site was among those services which were shared.
Studies indicated that a mix of Specialty Cardiac Hospital, was among the rare utilities found around the city perimeter. Also a commercial mix of retail shopfronts, small scale office space and a restaurant on the top, would comprise of the most apt fit for the site location. The institution was designed as a multi storey edifice with ground open for ancillary activities. While conceptualizing this mixed use development, specific attention was given to town planning aspect of the block and the streetscapes which would be default fallout of this exercise.
