The proposal, though a slightly flamboyant approach, is also a combination of good design principles. With a kite shaped floor plate it employs a minimalist approach with clean lines reflected in the building facade. The apartments are unique yet efficient, resulting in maximum efficiency of each floor plate.
The massing of the building employs the same radical approach as seen in the Harbour Office building. Instead of tapering as is usual in most towers, the floor plates flare out at the upper floors - thereby offering the advantage of increasing the saleable area at upper floors, which will garner higher revenues.
The environment-conscious approach too remains the same. The tower orientation, besides maximizing the sea views, also responds to the Green Building Requirement by offering least amount of the building face to the direct sun. This minimizes the heat gain and consequently the energy consumption. We intend to employ the latest in technology and energy conservation methods to comply with the LEED requirements.
